Buying your home is one of the most important purchases you will make, so make sure you have the right real estate team who can provide you with the experience and service you deserve.
When you ask us to help you buy a home, we meet with you to discuss the following:
1. Our Agency Relationship
We help you understand the different types of agency relationships -- Seller, Buyer and Dual -- and what this means to you.
2. Determining How Much Home You Can Afford
One of the first steps in buying a home involves determining how much you can afford -- based on your credit score, other monthly financial obligations and other factors. We discuss with you about some of the factors you need to consider about your financial situation before you apply for a home loan. We also help you understand the difference between "pre-qualified" and "pre-approved" and how this impacts the offers you make.
3. Getting a Home Loan
We refer you to a list of qualified mortgvage brokers who can help you obtain the right mortgage.
4. Key Features in Your Home
We sit down and discuss the features you must have in your new home versus those you would like to have. This allows us to only show you the homes that meet your criteria.
5. Key Features in Your Neighborhood
We discuss the type of neighborhood you want to live in -- urban, suburban or other -- so that we can tailor our home showing to your preferences.
6. Home Viewing Schedule
We understand that you are very busy. Accordingly, we agree to a schedule on how we show you homes that meet your criteria.
7. Evaluating and Comparing Homes
Once you've viewed some homes, it is important to understand how to evaluate and compare the homes you've seen before you make an offer.
8. Overview of the Sales Process
We explain the sales process – including explaining the standard terms of the contract for sale and how to adjust your offering price to the market conditions -- so that you have a good understanding of what to expect.
9. Inspecting Homes and Due Diligence
Once your offer is approved, we discuss with you the types of inspections you may want to conduct and other due diligence you may want to pursue about your home and neighborhood before you close escrow on your home.
10. The Move-In Process
Once you have closed escrow on a home, we help you with the move-in process -- including providing you a Welcome Kit with earth-friendly products and referrals to local vendors and professionals in your new neighborhood. |
